It’s no secret that downtown Austin real estate is booming. According to Compass, the city has experienced a 450 percent increase in year-over-year sales of luxury residences in the year 2021. According to a Redfin report, Austin had more single-family building permits per capita than any other metro city in the United States in the first quarter of 2022, with Raleigh, North Carolina following close behind. However, finding a chic property in Austin that ticks every box remains challenging for some buyers.

Conrad Residences Austin

The Conrad Hilton Hotel and Conrad Residences Austin is a new development by Intracorp Austin. Construction on the 65-story, 750-foot tower will start in late 2022. It will include 326 hotel rooms below 136 condos.

Intracorp’s first Austin project was 44 East Avenue, a newly-completed lakefront condominium complex. 44 East Ave. is currently sold out of all available homes, with deliveries expected later this year.

Conrad Residences will offer one, two, three, and four-bedroom luxury condos designed by Rottet Studio and Page Architecture. Residents can enjoy private outdoor space with exceptional city views and upscale hotel-style amenities. Sales for the Conrad Residences are currently open.

River Street Residences

The River Street Residences is in the center of the Rainey Street District, on the corner of Rainey and River Streets. The innovative new structure will be designed by world-renowned Texas-based firm Lake Flato, with assistance from HKS Architects.

The 571-foot skyscraper will offer over 400 condos across 48 floors, with ground-level retail space. The building’s concept relies on three major principles: a dynamic, vertically-integrated program, an environment that celebrates nature, and a structure that architecturally corresponds with its surroundings.

Vesper Austin

The Vesper Austin is a meticulously-designed residential condominium building in the Rainey Street District. Vesper is selling now and is expected to be ready for residents in 2024.

The 41-story structure includes one- and two-bedroom condos, penthouses, and 37 individual floor plans with customizable finishes to suit your design aesthetic. Buyers can choose from three curated design schemes that embody Austin’s unique style, with floor space ranging from 697 to 1,773 square feet.

The Modern Austin Residences

The Modern Austin Residences is a 56-story tower with one- to five-bedroom condos designed by Urbanspace in the Rainey Street District. The structure’s contemporary architecture emphasizes individual experimentation and rejects traditional design ideas to create a unique and modern living space. Like the Vesper, the Modern’s current design consists solely of condos and retail space.

The Modern’s elevated facilities include an outdoor theater, guest suites, and a range of wellness and recreational services. Construction and condo sales will begin this year, and the tower plans to be completed by 2024.

The Linden Residences

The Linden Residences is a limited collection of 117 luxury residences in the heart of Downtown Austin’s Museum District. The structure will be centrally located between Old and New Austin, and residents will have a short commute to the Texas State Capitol, the Medical District, the Central Business District, the University of Texas at Austin, and more.

Award-winning firm Rhode Partners is responsible for the building’s design. The Linden will offer one, two, and three-bedroom luxury condominiums and several two-story penthouses. Residents can enjoy many high-end amenities, such as a fitness facility and sauna, lap pool, resident lounge, private co-working space, and outdoor cooking and pet park. Pre-construction sales are available now, and deliveries plan to begin in mid-2023.

Supertall is a mixed-use office, hotel, and residential skyscraper that will be the tallest building in Texas once complete. 1 Hotel Austin will be an integral part of the innovative multi-purpose project. Supertall, located at 98 Red River Street, is expected to contain 332 residential units, 240 hotel units, 700,000 square feet of office space, 43,000 square feet of retail space, and a 14-level parking garage. The structure will rise approximately 1,022 feet and include over 70 floors.

The skyscraper will be located in the Rainey District with exceptional views of the river and city and nearby access to the Hike-and-Bike Trail. It’s intended to restore natural beauty to the long-neglected creek-side site. Construction will begin this year and is expected to take over five years to complete. 

Natiivo Austin

Natiivo Austin is a 33-story residential tower that offers 248 studio, one, and two-bedroom units in 11-floor plans and is redefining downtown Austin real estate. It’s the first high rise ever to exist in exclusive partnership with Airbnb, funded in part by the company itself. The Natiivo complex is a unique hybrid living concept combining conventional ownership with hotel-style amenities and property management services to facilitate home-sharing. Natiivo’s website states, “Natiivo Austin is redefining home sharing with the first purposefully designed, built and licensed Airbnb-friendly apartment building for sale and rental.”

Owners can list their Natiivo property on any home-sharing platform via Natiivo Managed. The on-site MasterHosts will manage all inquiries, reservations, and check-ins. What’s more, residents and renters can enjoy full-service luxury amenities, such as housekeeping, grocery delivery, laundry service, a state-of-the-art fitness center, and a rooftop swimming pool with shaded cabanas.

The building is conveniently located in Austin with access to the Hike-and-Bike Trail and Lady Bird Lake with exceptional views of downtown. Natiivo’s units are sold out, but you can still join the online waitlist.

70 Rainey

70 Rainey is an award-winning luxury condominium building in downtown Austin that offers breathtaking skyline views and Lady Bird Lake. This structure is beautiful inside and out, with carefully-selected contemporary finishes and resort-style amenities. The condo building is a favorite for actors filming in the area, including Ben Affleck and Jennifer Lopez.
